The Control of Asbestos Regulations 2012
The Regulations apply to all non domestic premises and place an duty to manage on the person in control of a building so as to make sure that persons working in the building or visitors are not subject to risks associated with coming into contact with Asbestos Fibres
This duty to manage includes an obligation to arrange for an Asbestos Survey where none exists and to regularly update it
Where intrusive works are planned then the duty holder has an obligation to arrange for a comprehensive survey to be undertaken prior to works commencing, so as to precisely identify the location and type of any Asbestos present and take steps to deal with it
Where work on Asbestos Containing Materials is carried out then this must be done by a Licensed Contractor

The Fire Precautions (workplace) Regulations 1997 state “Emergency routes and exits requiring illumination must be provided with emergency lighting of adequate intensity in case lighting fails”. All emergency lighting systems should now be installed, tested and inspected in accordance with BS5266-1.
